This place is OK. Nothing special. Looks like about 25% of the spaces are for residents. Dirt roads and VERY LOW WATER PRESSURE. We had to slowly fill out fresh water tank and use the pump to have sufficient water pressure to shower etc. In their defense, they did discount our rate b about 25% for the inconvenience. The owners need to invest some $$ in sprucing the place up芒鈧leaning, removing weeds, improving water pressure etc. When I return to the Loveland area, I芒鈧劉ll only chose this park if all the better ones are full.

Very cute park! The showers were the only downside-almost no water pressure, had trouble rinsing out the shampoo. We had a back on site on the water. It was mostly level and beautiful! They have a fish ladder and the ladies in the office were more than happy to teach me how they work.

We tried every campground in Loveland area, this is the best. Spots 101-133 back up to the Big Thomson river and you can fish from your spot. The kids loved this. They deliver ice/wood to your spot, they have propane on site (they even deliver if you have removal tanks). They don芒鈧劉t leave nasty grams (notes) in your door every morning (like Loveland RV resort), and the prune their trees (unlike Loveland RV resort where a large branch nearly damaged our RV, and CO is a no fault state). We found it very enjoyable to walk around the park, the full time section keep their sites clean and it feels like you芒鈧劉re at camp. Fires every night. It芒鈧劉s really cool and not sketchy at all. There芒鈧劉s even a chicken coup with some really pretty chickens our children loved to play with. We had excellent ATT service in spot 131, but spot 133 I芒鈧劉d the best by far (you don芒鈧劉t have a neighbor, and spots can get narrow the closer you get to 101. Would def stay here again.

Park is located in a beautiful area, right on the Big Thomson River en route to Estes Park (22 miles road through the canyon). The park has lots and lots of huge Cottonwood trees, which means that most sites have good shade at least part of the day. The roads through the park and the sites are all packed dirt, creating lots of dust. Loveland, 5 miles up the road, is a great little town, with pubs and restaurants, while Estes Park is 35 mins drive. Restrooms and showers were clean but a bit dated. Laundry facility small but modern machines and only $2 a load. Wifi and cell signals (AT&T) are poor at best, even the 'Premium' for which you have to pay. Water pressure was the lowest of any of the parks we have stayed in and barely useable. On Saturday evening they have a band and BBQ food truck come in which is nice entertainment. The sites are small and close together but most are shaded. Probably half of the residents are permanent and staff was friendly.
We would stay here again.

It芒鈧劉s too bad I have to give this place one star. To be fair the husband and wife team that helps you park and in charge of the maintenance are the only shining stars of this place. The front office staff need to go back to whatever trailer park they crawled out of they were rude and unprofessional definitely not who you want as the face of your business. The pictures are definitely old the park looks nothing like it. They should just turn it into full time residents because that芒鈧劉s the only people that matter here. We wait all year to take a vacation and have to deal with the dust and narrow spots. The WiFi is a joke even the one you have to pay for. Cell service is spotty at best. The bathrooms were fine didn芒鈧劉t use the laundry room. There is always a smell of raw sewage. The dog park is a nothing but a dirt area and if it rains a muddy mess. The only reason this place is still in business is Estes Park. Stay at your own risk. I would not recommend this place to anyone who wants to enjoy your vacation.

Location is nice, sites are level. However water pressure is iffy at best, laundry room was dirty, staff and owner are unfriendly. Large resident occupancy who some were territorial and intimating. Several traveling children were bullied and physically attacked on the playground by resident children. During our stay we had both the fire dept (fire actually was started by owner!) and the police called to our camp. We will definitely cross this resort off our list!

May 2020. Nice area by the river. Sites are narrow but livable. Water pressure was an issue during the weekend, couldn芒鈧劉t take a shower in my trailer. The majority is full time live ins, lots of trucks parked everywhere but at least was neat.

Aug 2019: We stayed one night in a very nice back in spot by the river. We could hear some traffic from Hwy 34 but overall it was very quiet. We went to sleep and woke up to the sound of the river which was wonderful. The bathrooms and showers were very clean. The staff is very nice. We would definitely stay there again.

We have stayed here three times (8/2017, 6/2018 and 10/2018). We got the weekly rate that came to about $35/night for a pull-through with full hookups. Sites are dirt, and some of them can get a little standing water after a good rain. Almost ever site has plentiful shade from the giant cottonwood trees. It sits right on the foot hills which provide plenty of shade from early morning sun as well.
This place does have a large and very active long-term resident section. Some people are put off by this, but for us they make the park.
They are extremely friendly, and they all work to take care of the park 芒鈧 building, tending the community garden and the chickens, cleaning, etc. At night everything is quiet. The staff are always bending over backwards to be friendly and helpful.
We fell in love with the place because of them, and have formed some lasting friendships. We are going to be staying there for a full month next year. If we weren't so stuck on the Pacific NW we'd consider moving there ourselves.
The playground is very serviceable and there are always plenty of kids there. During the spring & summer they have fun musical activities and stuff for the kids every weekend. Lots of sites have great views of the pavilion and playground which is great for us with kids.

Loveland and Ft. Collins are close-by with all the shopping and restaurants you would need. The park is west of town on 34, in perfect position to explore Estes Park and the Rocky Mountain National Park.

We are here because of a rally with FMCA. It is a Passport America campsite, however it still a bit pricey. The site are tight, so tight we couldn芒鈧劉t open our awning, shabby picnic tables. They are level, with mature trees. Lots of permanent families live here. This park needs a lot of TLC, the grass/weeds are over grown. We have to walk from our site to the club house for meetings, needs manicured. It is summer and hot and muggy, the clubhouse doesn芒鈧劉t have A/C. Plus the main breaker broke and the electricity was out 3 hours, many RVs was without power. Thank goodness we had a generator to keep our rig cool as we have a small dog. Verizon service is good and WiFi is good.
