Pros: Great location
Cons: Almost all permanent residents with questionable looking places. Bathroom a disaster. Laundry area dirty. Sites very close together.

Location is prime. Most spots appear to be long termers. There is no pool or playground. Owners are continuing to make updates. The office smells heavily of smoke. Not sure if people currently smoke in there or if it just hasn’t been updated. Hard to beat their reasonable rates. There is laundry and very nice/clean bathhouse

Jim, the owner, and his family were extremely friendly and helpful. $30 was a fair price for full hookups. Good location (right off the main road), quiet and quaint campground. Total renovations were going on, but we enjoyed our short visit, and we visited their giant pet pig, too! Getting in was easy, but we had to back our 45-foot Class A out, with Jim as our guide. We will definitely visit again!

We really enjoyed this park and its location. Park was basic and is under new ownership and they are doing some extensive upgrades and remodeling. Seems like quite a few permanent residents here but none were junky. A few loose dogs around that belong to the owners but they were nice and well behaved. We had a nice grassy spot that stayed nice even though it rained every day we were there. Cosby entrance road to the GSMNP is just 100 yards from the campground. We went on several hikes that started at the ranger station parking lot.
