Caveat: we did not stay here. That’s the reason for the neutral rating. This place no longer allows single night stays. It says on their website that you must stay (or at least pay for) a full week.

For our purpose- unhook and explore KC at a location we could easily head north from - this place was fine. All of our hookups worked perfect with no problems. Gucci bath house...better than some more expensive places we have stayed. This is not a place to pull out awnings and chairs and sing kumbaya around the campfire. It is a passing thru place and fills the need for a 1 or 2 day stop to explore KC. Easy to get to KC and sites to see around KC. Back row back in sites VERY Tight. We are fairly proficient but gave up after two tries and took a pull thru. This is a first come pick your site place. Staff were nice enough but we had minimal interaction. 23 ft TT with F150

A total dump. Avoid this trash heap. Several trashed trailers and roadway is a pothole path. So close you can't use awnings. No place to walk the dog except the equipment graveyard behind the so called park. No cable hookup or line of site for dish due to trees. No refunds and you must pay total upfront. That should have been the key to avoid. Reviews on other website are fake if the say that it is not a dump.

Paid for 3 nights in advance, left after 1. Our power kept shutting off and we woke this morning to a pond under the motorhome due to an underground leak. No one was in the office when we were having problems so we pulled out. They are sticking with their no refund policy, although they did offer us a different site. We said no. Overall the place is a dump and not worth going through all the trouble to give a second chance.

Absolute dump! We should have kept driving. The entry to the place is like a jeep trail. Paved, but so torn up you'll be lucky if you don't break something. If they charged $5 a night I would still avoid it. Find a Walmart and run your generator.
