For the record, I've seen the owners of this establishment attempt to disparage the poor reviews, but my wife and I are professionals, in our 40's, have a new, well maintained travel trailer and Toyota Tundra. We keep our trailer and grounds very clean and are quiet neighbors. We left after two weeks, cutting my business project short so we could leave early. I reserved a place here for a month back in March of this year, after reading the reviews and considering they might have been another case of bad perspective. I read about trash not cleaned up, hazardous objects in the grounds, and constant noise from construction work. (Not to mention construction vehicles blazing through the roads far faster than 5mph) After staying there less than two weeks, my wife and I couldn't take it any more and left. The reviews are right. When staying there, we felt it to be a dingy and poorly managed. The entrance has a small unstaffed building where you must call the number from the paper pasted on the door. After that you get in by a license plate scanner (which is nice). The woods have scrap wood everywhere. Trash, unfinished lots, and in the back of the complex there are two buildings left partially built. In my own site, the pvc pipe from the old electrical mast was left cut off at 3" from the dirt. Had I or my wife stepped on it we'd have been injured. They advertise that they're a place for children and families, but no one can run freely in the grass without possibly stepping on something sharp. They don't accept packages. When asked about it, I was abruptly (and very pompously) informed by one of the owners how much experience they had in campsite management, followed by his long barrage of reasons why he was right- followed by him ending the call abruptly after. The gist I get is they're looking for a more passive investment, rather than a "resort" that needs a staff. There's an RV storage portion of the park with travel trailers lined up, right next to the dumpsters, right next to the pond. You really just feel like you're in a piece of land that was once a decent place to camp, possibly in the 90's, and now it's just an attempt at a passive investment. It is not a resort. Resorts have staff, and they're attentive to the needs of their patrons. Aside from the debris found In my site during my arrival, or the three washers/dryers for over 1000 sites, of all of the other items mentioned here- I just think this place deserves better owners- or- they need to increase their staff and take care of it. I truly don't think many of the projects they're working on are safe in the current condition they're in- not for children or dogs at least. Not to mention the trash throughout the place. I'll never stay there again. I've been all over the country and in other countries as well, and this was among the bottom 3 in rank.

RVers BEWARE!!!! This place was bought a year ago and let me tell you- it is NOT done yet. The owners cannot take any objective criticism without becoming uncomfortable, and abruptly ending the conversation. When you arrive, there's no one at the "office". You call a number and hope to get someone on the phone. The place still has trash wood that's uncleared throughout the property. The remnants of the old campsite are still abundant. The "recreation center" is closed during business hours, and with over 1000 spots for rent- they have 3 washers and dryers. I could go on and on. They're the only place locally, which I believe is the only reason they're in business. If you don't HAVE TO stay here- don't! You'll feel like you're in a homeless encampment. It's awful.

First things first, I called and reserved a spot a month prior to getting to the CG. We got to the CG and there was no one in the office to help us. I contacted someone by the phone number on the door. Cassie was the camp host that was escorting someone to their site. Once we registered she gave us our site which was 102. I told her that I had a reservation for site 604. She told me that the owner had just given away my reservation to a "seasonal camper" last week and they were putting us in a spot that was much nicer and by the water. After a lot 0of hubbub we finally agreed to the site by the water (102). The are working on the "Resort" so the roads are not very friendly for a big rig at all! There are no one ways signs so the roads can be used both ways and there IS NOT enough room for two vehicles to pass. When you are approaching someone head on they give you a dirty look because you didn't stop pulling your rig to let them by! We finally made it to our site (102) and as I was backing into the site the rig sank in the gravel that was not compacted at all. So I had to goose it a little and the tires on my truck started spinning. I got the rig in finally then I got out to look at the connections. The electrical box was all the way in the back behind our rig and the sewer hookup was all the way in the front!!!!! I would have to have 40 ft of hose just to connect ONE of our two drain hoses. I had enough and finally decided that we were not going to stay here at all. They are charging you Resort pricing for a dumpy area that is not ready for a resort price. It does have the potential to be a nice place but they have a long way to go before I would ever think of staying here again especially after having our reservation being given to someone else by the owners! Not Cool! We visited Fox Bluff Vacation Cottage & RV Resort, no overnight stay.

New Owners! Fox Bluff is turning around with its new pool, hot tub, rec area, new gravel roads and sites, new electric, new sewer connections etc. There are few rv resorts in the burbs here and this one is needed for sure. Worth a stay and with their continued improvements, they鈥檒l make five stars for sure. Seasonal sites are almost all new motorhome, no dilapidated rvs in site (like the old reviews via the previous owners)鈥�

Upon entrance, there was a security guard for after hours check in. He asked for an ID to keep until we paid in the morning. The entry had some great trees into a drive which we were escorted to our site. After about 200 feet, we saw many dilapidated RV.芒鈧�鈩�s which were abandoned. It had lots of dumpy sites also, probably close to 100. Pot holes every few feet and the bumpiest road we have ever been on led us back to our FHU site. The actual site was decent. Most were seasonal. This would cost a fortune for all the work that needs to be done. Apparently the owners don芒鈧�鈩�t have the money or don芒鈧�鈩�t care. It芒鈧�鈩�s just so neglected. We stayed in a class A motorhome. Stayed there for a break in travel. Would not stay again.

This place is a dump. I had to choose one star. In reality I wouldn芒鈧�鈩�t give this place a star at all. Road is horrendous.

It is a settlement, not a campground. I would not go when it gets dark out. Seriously Beware. Yorkville Township has been trying to condemn the property. People need a place to live.....just don't call it a campground.

Sketchy and spooky. The staff were very nice, but it felt like we were driving into a 芒鈧�艙hills have eyes芒鈧�聺 movie set, blended with a chainsaw massacre type feeling. I made sure I slept closest to the door between it and my wife and daughter with a large knife under my pillow. Tons of scrap vehicles and trailers just pushed into the bush. This was back in 2011 FYI but I just got this app and felt I had to share.

Update 7-11-17: Yorkville and Kendall County is considering closing the place, the entire operation, they just had a public meeting where the owner, police chief, sanitation district, the owner and general public and the list of offenses and things happening at the campground are appalling, especially the severely degraded septic system which there are puddles of yuck in select ares, it is nasty folks.

Wish there was a zero star you could press as this one does not deserve even one star, stay away!

The park was a lot cleaner as the week progressed. The park has a very bad reputation which I believe is not warranted. There are a lot of very very old rv's here and some of them need to be demolished. The roads are full of pot holes which make you slow down. I don't think it would be any worse with speed bumps. The primitive areas are scenic except there were few bathrooms and no showers. The section we were in, A2, was very nice, flat long and the utilities worked great. Security is excellent. They man the gate all night. The full-time residents are near the front and everyone else is in the back. Everyone we came in contact with was nice and helpful. The camp store was well stocked with parts and some food. The store was not overpriced.

Tips for the area:

Yorkville is less than 2 miles away. Try foxy's Ice cream.
Rowdy's bar I was told has the best burgers in the area.
Rosati's Pizza, try the stuffed pizza. it takes 45 minutes to make but it was worth the wait.
Joyce Lee Chinese buffet was very good.
At the office they will deliver 15 pieces of wood to your site for $5.
