I feel bad because the lady at the front desk was so nice, but this park is terrible. We are full-timers because of my job, so we move around a lot and this is the worst place we’ve stayed. The spaces are so cramped, I could’ve reached out my living room window and high fived my neighbor. I’m not too prissy but everyone’s spaces are so unsightly, it reminded me of growing up in trailer parks in Florida. The dog park is just a sad little gravel space. A neighbor in one of the cabins puts his poor dog outside at all hours of the night in the cold and the dog just barks. For like $100 more a month, you can stay at the KOA in Fort Collins.

Sadly, seems ratings for this park have not improved in years. We certainly did not do a thorough check before coming. This is NOT an RV park! It is a trailer park for permanent residents in ALL types of mobile homes. So noisy we can hardly talk to each other. I can smell the dumpsters. Sites so tight we barely got in. Can’t wait to get out I. The morning! BEWARE!

I have to say that the other reviews are on point, even in 2017. Park has great potential, but is a work camp, which I don't have a problem with except they don't had but a few daily/weekly sites.

The worse camp ground we've ever encountered. Sites are so close it was impossible to get in my site without calling the office to have one of the permanent residence move their truck. Mostly permanent residents. Spoke to another camper who said that most of the folks there worked in the oil fields. It was a very bad experience and we will never stay here again. Not for full time RVers or vacationers. It is definitely not a resort. Avoid this place.

HORRIBLE!!! park is 99% permanent trailers & because they never move, they park everywhere. so if you have anything over 12 feet you CAN NOT GET OUT. it is impossible for a large rig to exit, there is no room to maneuver. the spaces are very close, we were 3 feet from our neighbor, the dog park is at the far end, no grass, and the permanent residents are drunk, noisy, and rude. this should NOT be a good sam park.
