This RV park isn鈥檛 fancy but your here to go into Rock Mountain National Park not sit by your RV. Management was very helpful and showed us right to our site. Spots were mostly level. T-mobile coverage good enough to stream Netflix off my hot spot. Would stay here again.

First let me state that my wife and my expectations for RV parks may be different then others. We like laid back parks that are not all tar or cement roads that people speed on, tarred sites that reflect the heat back into your rig, lots of activities and way to many sites. We like the smaller RV parks with a more country feel, dirt sites, trees and woods, animals that wander through the park and a quiet with a homey feel. This RV park fits that bill. Yes the sites are packed dirt with cement pads and most are level, you may have to do so some minor leveling but that is what levelers are for. Some are more private if that is what you want, or closer together if that fits your style. The sites are what you want and pay for. All have 30/50 amp, sewer and water hook ups. We stayed here a few weeks ago and loved it. After we left we had mechanical problems and needed a place fairly nearby to the repair shop. We could have gone to a much less expensive place with no electricity, water or sewer hookup, but we opted to go to a place we trusted and knew was exactly what we needed; Manor RV. Let me say this, is it fancy, nope. The roads do need some work but they are not bad and compared to some more expensive places we have that we have stayed at these are not a problem. There are some small areas that cause a "bump in the road", I just call them natrual speed bumps to slow people down. This place is restful, no stress, has awesome sites ( look at the map or satellite map and pick your site out, that way you know exactly what you will be staying in). Some sites are closer then others and if you do not want to be to close to your neighbors, check the Manor Rv's site map before you book. Better yet go online and use a satellite view of the park. There are beautiful views of the mountains, a small river that passes by, elk, deer, rabbits and other wildlife wander through the park frequently. There are people who stay long term, short term and everyone is friendly and helpful. The people who run this park go above and beyond what you would expect.... Nearly all Rocky Mountain National Park entrances on this side of the continental divide are about 10-15 minutes from here. We could not have asked for a better place to be at for the time we are waiting for our part. We are not guests here, it is like we are family.... Plus, where else can you go and have elk invite themselves over to visit in your site. .

Stayed here September 8,9,10,11. Space 46, right on the Big Thompson River. Spaces are close together, to be expected on riverfront. Relaxing to sit outside next to the river! We arrived with 80 degree weather and had 6.5芒鈧 of snow and 32 degrees in the morning. Great space, people can fish in the river and there is a 芒鈧搑iver walk芒鈧, so there are people walking behind your space. We saw huge elk when driving into town and could hear the Elk bungeeing in the morning. About one mile to downtown Estes park, many little shops, restaurants and candy stores. Easy drive into East side of Rocky Mountain National Park, we were able to. Hike around Bear Lake, Nymph lake and Emerald Lake all beautiful in the snow! The Ridge Trail road was closed due to smoke from the fire and then snow while we were there. Clean restrooms and laundry.

The only real nice things I have to say about this campground are the staff is nice and helpful, it芒鈧劉s close to town, and the distant views are wonderful. Now for the bad. The sites are stacked on top of one another. The sewer lines are literally placed right next to the picnic table of your neighbor which also means your neighbors is next to yours. The sites are all dirt and grass except for a small concrete pad for your table. I was camping in a 5th wheel.

Nicely situated RV Park. Our site was riverside with lots of foot traffic at times. Level, gravel site with picnic table and concrete patio. Good hookups. Escort to site and help with positioning, much needed with the longer trailers and 5th wheels as interior roads s/w narrow. Community fire pits. Ice cream social and potluck. Many seasonal residents. Good areas for dog walking.

Called about staying, said I couldn芒鈧劉t stay because I didn芒鈧劉t require full hook up. I芒鈧劉m in a 20 van - all i need is water, electric, and a shower house. I will definately steer friends away from this place. Zero was not a choice I could make - so i selected 1.

Friendly, helpful staff. Spotty WiFi which was very unpredictable. Lightening recently struck a tower which made things worse. Tight spots, but if you can get one down by the river, you won芒鈧劉t care about the spaces or the WiFi. Close to RMNP. Staff told us how to get around without going through congested downtown. Grocery, restaurant, gift store about 2 miles away- you can avoid all the traffic. Would stay again, but I芒鈧劉d want a site on the river!

Quick overnight stay. Had to dry camp which is typical for winter. Sewer and power available. Quiet, some long term residents. Reasonable for overnight stay. Friendly office staff. Good communication. About a mile walk to town.

Sites very small , no water hook up in May , sites are in poor shape, after a rain I am in 6 inches of water , no run off, park is really showing its age and needs a lot of work to bring it up to current RV standards , couple running it are nice and sincere in helping you out. The other parks in the area are about the same in standards. Stayer 5 days in a Motorhome.

We stayed at this park for 3 weeks. The grass needed to be mowed when we arrived and they finally mowed the day before we left. They did not do any trimming so there were still plenty of weeds. Also the pads are gravel and also full of weeds. The showers are just a very small shower stall with no where to put your things - no hooks or benches except in the common areas. Would not stay here again.
