Three stars because the staff was friendly and accommodating. The park consists full time semi-trashy, full time residents. Nice, friendly people but the ascetics leave much to be desired. The beautiful Rocky Mountain View’s are incredible. The egress and ingress is pathetic and difficult to navigate. We stayed 2 nights in our 40’ class A and toad. FHU that was not easily accessible. If visiting the area again we might consider staying again.???

This is not a resort in anyway. It’s pretty much a trailer park with mostly full time residents. Did anything happen while we were here? No. We’re we very concerned it would? Yes. There is a really run down mobile home park next door, a lot of the rigs in this park are run down too. Fine for a one night stop. We paid $19 for full hook ups, hard to beat that. The views are really great and the people in the office are wonderful. Easy access to I25, not terribly noisy.

Great Park and a great location. Easy access from the interstate. Owners are super nice. Would stay again if I happen to be passing through !

Because of some of the previous reviews, I had a backup plan when I arrived at this park. I didn't need it - the park is fine. It took me a couple days to figure out what the previous review was referring to regarding a bad area nearby. That area is down the street several hundred yards at street level and this park is well up the side of the hill. We saw no reason to be concerned. We were on the top level which requires a drive up a hill - but WHAT A VIEW!!. We could see Garden of the Gods from our back window as well as the mountains to the west of town. And every attraction is very close. Garden of the Gods is less than 10 minutes away, as is Seven Falls. I would stay here again.

I cant speak to the quality of the resort itself but the A-1 Mobile village right next door is a good reason to avoid this place. Quite the favela of 3rd world country decrepit mobile homes. It looks dirty and dangerous and is likely the source of a lot of crime.

First stop on our first trip. Super friendly staff and neighbors who helped us find our dog "Merlin" when he took an unauthorized stroll thru the park. Thank you!!!!
