We love this campground. The pool is great - large and clean. Showers and bathroom are on par with nearly all other KOAs we've been to, clean and decently maintained. We are here over Labor Day weekend and they are sold out so it is crowded but not unbearably so. Another review complained about placement of sewer and unlevel lots but that is not our experience - in fact we were happy to use all of our shorter hoses and cables on this trip. But by and far the best thing about this place is the proximity to Avila and pismo, with a biking trail immediately next door, as well as an amazing tourist farm with farmers market, petting zoo and hay ride. Great great great for camping with kids!

Worse Ever... tiny sites, not even close to level, all loose gravel. Bathrooms are so nasty, full of roaches and dirty. Operators just don't care. Out buildings labeled as store and security booth are abandoned and should be condemned. Staff are rude and not helpful. Hook ups are located in bad spots and unless you have long runs of sewer pipe they aren't usable. If this was my first koa experience I would cancel my membership. I have never visited a campground this bad. Simply put, it is gross. The web site says $52 but they charge $66 and don't honor the koa discount. Do yourself a favor and dont stay here...
