10 dollars extra for every hour before 2pm that you arrive. They changed our site and when asked to move us back to any of the many empty sites (they remained that way all evening) wanted to charge us another $35. It was no wonder that they had so many empty spots. Do not recommend even with the clean bathrooms.

Big rigs steer clear. Extra fee to park trailer on your already paid for lot. No room for your car so you have to buy yet another (3rd) space to park the car. Train goes by all day (50 feet away), no grass in park, water was shut off mid-day with no notice. Trash overflowing on weekend and sewer stench in park was constant for all days. Our picnic table had to sit next to our neighbors sewer hookup. Unbelievably bad experience all the way around. Some of our travel party left early because experience was so unpleasant. All dirt and pavement surfaces. Dog run is only rock and no care given to knock the smell down. Our first visit is our last.

Friendly staff. No beach views. Active trains right next to park from 6:45am to 1 am. Short walk past park and street to small rocky beach access. 15 min walk to Oveanside pier where surfers hang out. Dog area is not useful, use local neighborhood streets or local park. Local neighborhood surfer eateries.

We just got back from a 3 night stay. First impression was awesome as we were guided to our site and the gentlemen helped us on the back in. With a 40 foot 5th wheel that was a nice touch. Grounds are kept clean and the sites are well maintained. We have stayed at the Newport Dunes and I must say I prefer Paradise by the Sea. The beach is a quick walk away and feels almost private. Probably one of the quietest resorts we have been to. Staff was friendly and the other campers were all nice as well. There are some good eating options that you can walk to. My daughter was happy one of them specialized in vegan food which for her is hard to find. Highly recommend. AAA+++

It is easy and a pleasure to give Paradise by the Sea Beach RV Resort five stars. The place stands out on every front. The sites have paved pads that are level and prepped for new guests. The facilities exceed the basics with wonderful outside and inside siting areas with a good range of recreational amenities. The restrooms & showers are modern, clean and well maintained. I enjoyed having the beach and mass transit so accessible. However what really stood out was the dedication that every staff member had to ensuring that I enjoyed my stay. The office staff was helpful when registered, and then again when I needed assistance scanning documents. The evening before I was set to depart I returned to the resort with my power cable being faulty and lacking the proper tools to repair it. It looked as though I might be dry camping for the night. However John who was on night duty went to work on the cable at my site and didn't leave until power was safely flowing to my rig. Wow! That was taking good customer service far beyond what I'd expected. I highly recommend this RV park to anyone looking to visit the San Diego area. I'll be back again.

Very friendly staff! We’re new to RVing: I was grateful we were escorted to our site and had help backing our trailer in perfectly. The store has only a kiosk-worth of stuff, and closes at 5pm in winter. There’s a cool breakfast place on the walk to the beach. Good grub! Close enough to San Diego for day trips.

Great location, extremely well run. Clean, very friendly. The only issue was the price. It is about $30 too much. If it had been even $70 per night I would have rated it at least a 4 and possibly a 5.

Fantastic place close to everything in Oceanside and Carlsbad. Very clean and well run. Restrooms are clean and well kept. Laundry is great. Staff are very friendly and helpful. Having said that it is very pricey - about $30 more than it should be. For the price you pay, the WIFI should be exceptional but, it is very mediocre at best most of the day.

We were here for several weeks. The sites are tight wasn’t able to but my awning out due to a palm tree, but not the worst thing I guess. Office staff were great and very friendly. Maintenance guys were also very nice. You arrive you pull to the white line. Go inside and check in. A gentleman in a golf cart escorts you to your site and gets you parked in a good spot on the site. Smaller pool (20 people recommended) and a hot tub(8 people). After 7:30 adults only but there were some people that would let their kids in it which took away from it. Fire pit at the pool was nice. 2 bathrooms (1at the pool) (1 towards the back right of resort). Night security. Locked gate with code in the rear to go to the park, playground and the ocean. The location is very convenient to some great restaurants and stores. ( right on 101). Only negatives are WiFi is bad ( had to get WiFi through Cox for $40 a month). Would think for what you pay here you’d get at least good WiFi. Also they should keep the long term ( over a month) together because we had different people every few days next to us. Some don’t mind it but I’d like the same. I’d recommend PBTS.

We were there for two weeks and would definitely go back. Very nice facilities and constantly manicuring the grounds. No grass at the sites, though, which was my only complaint. The spot you get matters, so I recommend picking a site when you reserve. We were pretty much in the middle, so no street noise, and the train wasn't bothersome. You will hear that train a half dozen times a day, though. There is a park right next door, and the ocean is 100 yards away. Spa and heated pool, fire pit, etc.
