Reasonable rates and well located. There is road noise. It’s a city of half a million people. Staff and management are available, efficient, and accommodating. I’ve stayed here several times since 2017 and have NO complaints.

This place is horrible. They have people burying cats, letting unattended children ride thru the park on skate boards from early morning until all hours of the night, peering into windows and being smart mouthed to other visitors. I have tried putting my children to sleep about 9 pm but can't due to the noise of skate boards all around me. I have spoke with others that have been here longer than myself and they claim there has been a total decline in the place. Some stay here year around others come and go. I wound not be here were it not very central for entertaining my children while we work here temporarily.

if you need to stay in fresno for a reasonable price, this is the spot. it is centrally located to all things fresno. while located in a part of town with many homeless/ street beggars, the park itself does not have any problems with riff-raf in the park and there does not appear to be any crime. no cops in the 3 days we were here. the park itself is clean, residents have well kept units, spaces are level cement and grass with picnic tables and wifi is okay. plenty if space between sites. the only down part is bathrooms and shower are older and just " clean enough" to use if you must. toilet and shower are in same room . no fire rings or grill provided. no pool. we would stay here again when visiting family in fresno. worth the 43$ for good sam club members. pull throughs are roomiest- spots 48-51 are great. entire park is well shaded by trees.

Little loud (close to street) and campsite felt a little out of date. Electricity far away. Far to inner City. Okay for a night stop.

Surprisingly quiet park, hospitality could use some work, I felt the front desk has a "only park in town deal with it" attitude. Internet was very bad, cable was ok, little snowy. Park was clean and kept up. Bathroom/showers/laundry very dated.
